Singapore Office Rents 2026: Rent Per Sq Ft by Location & Building
Singapore office rent is not one number. Prime Grade A benchmarks, marketed asking rents and broader URA statistics measure different slices of the market and should not be collapsed into a single average.
As of Q2 2026, CBRE reported Core CBD Grade A rent at S$12.50 psf/month with 3.3% vacancy. Current September 2026 asking evidence spans roughly S$14–17 psf in major Marina Bay towers, S$11–15.50 in Raffles Place, and materially lower levels in selected decentralised and older CBD stock.

These series use different baskets and methodologies. Operation RE does not average them together.

There is no single Singapore office rent
A citywide average hides the decision an occupier actually faces. Singapore contains premium Marina Bay towers, established Raffles Place stock, new and old buildings across Tanjong Pagar and Shenton Way, decentralised Grade A offices and business-park inventory. Those are different products with different rental evidence.
Operation RE should therefore display the definition behind every number. A CBRE or Colliers market benchmark is not the same thing as an individual landlord asking rent, and neither is automatically the achieved rent on a signed lease.

Prime benchmarks and broad-market statistics answer different questions
CBRE reported Core CBD Grade A rent at S$12.50 psf/month in Q2 2026 with 3.3% vacancy. URA reported a much broader islandwide office vacancy rate of 11.0% and a 0.8% quarterly increase in the Central Region office rental index. Those figures are not contradictory because the baskets are not the same.
The page should preserve those definitions beside the numbers. That makes the page safer for search engines and AI systems to quote in isolation.

The same budget buys radically different amounts of space
At S$9.80 psf, a S$100,000 monthly budget buys roughly 10,200 sq ft. At S$12.50 psf it buys 8,000 sq ft. At S$15.50 psf it buys about 6,450 sq ft. That is the practical consequence of location and building choice.
The most useful comparison is therefore not which district sounds prestigious, but what the business gives up or gains when it spends the same property budget in a different part of Singapore.

Asking rent, achieved rent and effective rent should never collapse into one field
Asking rent is the marketed position. Achieved rent is transaction evidence. Effective rent adjusts the commercial package for incentives such as rent-free periods. Each tells the reader something different.
The final Operation RE page should allow a user to switch between these evidence layers wherever sufficient evidence exists, while clearly showing the source date and confidence.

What office rent looks like by location
Marina Bay currently sits at the top of the conventional market, with major Grade A towers broadly marketed around S$14–17 psf/month. Raffles Place offers a wider modern Grade A range around S$11–15.50, while the broader Tanjong Pagar and Shenton Way corridor stretches from older stock below S$10 to newer Grade A towers around S$13–15.
Paya Lebar, one-north, Alexandra and Jurong can provide materially lower headline rents, but the correct comparison needs to include commute, floor efficiency, fit-out condition, building quality and the value of being in the CBD.

How location changes a three-year lease
A 10,000 sq ft office at S$9.80 psf costs S$98,000 per month. At S$13.50 it costs S$135,000. At S$15.50 it costs S$155,000. The difference between the lower and upper examples is S$57,000 per month, S$684,000 per year and S$2.052 million over three years before incentives.
That is why a location decision should be treated as capital allocation rather than simply a property search.

What to watch through 2027
The 2026 prime office market is tight, with limited near-term premium supply compared with the larger pipeline expected from 2028 onward. That supports landlord leverage in the best buildings, but it does not mean every office segment moves in the same direction.
