Start with the condition you are inheriting

Bare, partially fitted and genuinely reusable space should not start from the same cost assumption. The calculator should make reuse visible before asking the user how premium the new workplace should be.

Specification changes more than finishes

Private offices, meeting-room count, AV, security, pantry and specialist technical requirements can move both construction and technology budgets. The UI should therefore show where the budget is going rather than returning only one PSF number.

Show the economics over the intended occupancy period

A S$1 million fit-out amortised over three years behaves very differently from the same project used for seven years. The result should show total CAPEX, PSF, per-employee cost and monthly amortised cost.

Scope drives the answer more than the headline rate

The calculator should ask whether the office is bare, partially fitted, fitted or being retrofitted. It should also separate construction, M&E, furniture, IT, AV, security and professional fees so users can see what is actually driving the result.

A single S$/psf input is useful only for a quick estimate.

Landlord contribution and rent-free periods belong beside CAPEX

A landlord contribution reduces tenant-funded capital. A rent-free fit-out period reduces the economic burden of the move. Both should remain visible rather than disappearing into one net number.

That makes two competing buildings much easier to compare honestly.

The output should show lifecycle economics

The useful result is not just project cost. It is cost per square foot, cost per employee, monthly amortised fit-out cost, future reinstatement and the effect of the workplace capital on total occupancy cost over three, five or seven years.

That turns a renovation calculator into a property decision tool.
